this is  exactly how  ARM loans work ....your outline is  accurate ...you should  consider  refinancing  to  either a  fixed rate loan  as rates are  very low now .....another ARM  is an option but its  not likely  much lower than the  fixed rate option ...if you plan is to sell it soon - dont  bother  refinancing
