[Calc Review] Help me analyze this deal

Hi BP ,

As the description says, this is a 16 unit I have under contract. So quick back story... purchased some properties "subject-to" about 20 years after going though Carlton Sheets course =) Haven't really invested in real estate since then outside of 2 rental properties I currently own as well as my own home with about $500k in equity. Finished David Greene's BRRRR book (as well as none stop BP podcast) and decided to jump right in and find a deal.

The problem I'm running into is this my 1st BRRRR attempt and I'm looking for hard/private money to get this done. So far a few LO's I've spoken with have advised that I bring in a partner as this would be my 1st deal or be open to putting about 25%-30% of my own cash into the deal. This looks like a good deal to me. Would it be sensible to pull the 25%-30% from my home's equity to get this deal done? partner? please feel free to chime in and let me know what you think.

Also, if you or someone you know is open to partnering on this deal please feel free to reach out. I'm very open to partnering with an experienced investor and hopefully providing some value at the same time.
