The listing says it is a 2BA, but the basement bathroom is a toilet in an unfinished section of the basement, and then a basin sink that's not hooked up to any water source, with a plastic tube for a drain that goes into what appears to be a shower drain.

Probably not, or maybe I don't understand my tenants well enough.In contrast, if you saved and spent the same money on covered parking for your unit that might justify an increase in rent and therefore pay for itself over time.This is why I perceive capital expenditure to be a separate decision from your normal operating expenses (i.e. if a toilet breaks, you have to call @Brandon Turner to come fix it for you...and he doesn't work for cheap anymore)I'm know there are great discussions elsewhere in the forums about CAPEX if you want to learn more.Good luck!

However, if the windows in the master bathroom are opened and there is a slight breeze, there will sometimes be an odor present coming from the toilet room(Separate area of the bathroom for the toilet).

The property was purchased three years ago as a foreclosure, and the owner then put a new roof on it, fixed up the detached garage in the rear, and replaced the furnace/boiler.I was able to pick up this property which wasn't listed for a cash deal of $28,500 through a contact I made.I'm heading over there today to take a look at a loose doorknob and a toilet that is running but other than that everything is good (for now!!).
