Hello BP,I have a house under contract in southern PG County and need a contractor or GC to come give an estimate/confirm my rehab costs. 

As a newbie, What would be the absolute minimum Return on Investment for a FLIP in Southern Cali currently?

I am from Southern California but invest in Indianapolis (a duplex and 22-unit).  

Hi all,I wanted to ask folks on the forum some advice about an issue we found out today.We purchased a rental property in Riverside County in Southern CA in 2013.

But 3/6 houses are very nice looking, and again, this is the bible belt, and a small southern town!).

Currently, my partner and I run a property management company in Southern California, managing 10 SF at the moment and just closing another this week.

My friends that invest in northern and southern California do it strictly for appreciation and are making so much money in other businesses that they use the real estate as a tax shelter.

@Zeb DuncanI have some experience in the Southern/Midwest states with single family homes that exhibit cashflow, appreciation and hybrid.

I would suggest looking into the southern/midwest portion of the US.
