My view is that one should hold their seller financed notes as a source of income.  

I want to purchase my first property this year and hopefully purchase one every year to also create a passive income source for my family and me.

In addition, I’m interested in learning from investors how to decisively evaluate cash-flow and appreciation deals, sources of financing and creative financing or sweat equity relationships so that I can start investing in the future.

In this day and age it is relatively easy to get all of this information from online sources, you just have to be confident in what you are doing. 

Have a buddy who closed many deals including 242 units while deployed.Your local REIA will be a source of the contracts and paperwork.Have a buddy who walks a targeted neighborhood door knocking on doors speaking to residents on behalf of the local politician.

I mis-spoke, I was simply try to say that an investor can borrow from their own sources to get the benefits of leverage without having to cosign a loan for a larger amount that will negatively impact their net worth.
