I really want to shift my career/business aspirations toward real estate investing as soon as possible.Any advice on this sort of situation would be greatly appreciated.

They employ 1 guy per shift to swap out server blades and are mostly there for cheap power.  

I would be interested in learning what would be an attractive approach to get investors interested in mentoring/training former inmates, who are participants in a government and/or privately funded program, looking to reestablish themselves in society.

I see plenty of wholesale SFR's being offered nowhere close to the 1% rule and needing at least a moderate amount of rehab before rent-ready condition.It seems like this shift has come with increasing rental prices at an equal rate with single family versus condos, but increasing purchase prices much more rapidly on the single family side versus the condos.

There are other markets out there where I can still get a 1% return or better, so I'm shifting that direction.

There has definetly been a shift in the market.

I missed two weeks of reporting so instead of 7 days, this is since the last 21 days.What a great way to see the SHIFT that has already happened and continues to happen in the market.

If you want them to do this, the answer is easy just shift the risk from them to you.

As a newbie, its definitely tempting to run behind crazy cash flow and sub 100k properties, but I think I need to shift my mindset early in my investing journey to avoid the problems you mentioned!
