I'm currently in Phoenix AZ where housing prices are still high and does not seem to make sense in terms of cash flowing perspective, so I'm looking for out-of-state investing opportunities with the following criteria (and please kindly list more if you can think anything else):1).

It seemed to me to be a real issue, and one that I am glad to see you addressing.If you don't want to rent to the guy anymore because of this issue, then don't renew.

So far the floors seem to hold up just fine and I have been able to get top rents with them.

From what I’ve read, this seems more suited to a BRRRR strategy.

When I see a seemingly successful STR for sale the main question is why.  

I have spent around $500 this week, and I do understand sometimes like this things do happen, but if this does continue and something seems off, do you recommend I tell the property management to conduct another inspection or to change the lease terms where the tenant pays for any small maintenance fees.

Though I know real estate agents aren’t hourly/salary based, I am great at building relationships and relating to people which seems to be a must if you’re looking to become a successful realtor.

I agree with Hamp n Chris, open space seems really valuable. 

Everyone's experience is different and some of these main seem like common sense, but they need to be said, again.
