While there have been stats come out the past couple of months that say rents are up, I don't really believe that when you see the newer properties offering 2-3 months free rent.

If you can pick up houses for cash, fix them for cash and hold them mortgage free then you do not need too many to get to 20k/month cash flow.

The other issue aside from the giant hassle is now that the payment is higher I'm less likely to cash flow and will be at slightly  higher risk of default.
