Well, if the seller is being a ******* and not responding, I guess you need to have your atty write him a letter reminding him you may have to put a lien on the property for that amount.Title can only do what all parties agree to, so not their fault.

What I didnt particularly like was the reminders to fill in data.

This has been a reminder to me in my early stages of being an investor that I need to be able to afford the payment in case my renter doesn't, which has been a good habit as a beginner. 

I think that anyone that has 25 years in this business, and has survived (or not) multiple market cycles, would have similar stories to tell.That reminds me of one more thing I'd say to myself during my travel back in time: real estate development is about using resources to satisfy a demand, not building stuff just because you think it's a good idea!

Hey @Jeff Bridges - Great to hear that no one was hurt....that could have been horrible.A statement I usually remind myself in these situations is "They need it more than I do" and then try to do the right thing. 

Not an Excel spreadsheet, but a proper CRM that logs interactions and reminds you to follow up.
