Also, listen to the BP podcasts -- they regularly have guests who live in SF or LA or NYC and who are successful investors.

You'll have a tax return for that state in addition to your regular ones, but no biggie there.

Most tenants probably aren't going to want to do that on a regular basis.Renters with children or pets will appreciate a large backyard that is fenced.

I've heard of wholesaling lease options, but could I wholesale, or assign a regular lease without getting in trouble.

If they regularly go for $90K-$95K (presumably "retail") why not put connect the realtor that sold those and ask if they have anyone willing to pay $80K?

there are a lot of deals going on in our market..you should check regularly to keep update. the prices have went up fast but we are starting to see a slow down and buyers and not that aggressive like they used to be :)Bonyton Beach,Delray,Boca Deerfield and some parts of pompano should work well for Vacation Rental..Good luck!!
