Track all of these renovation costs they'll add to your depreciable basis once you do turn it into a rental.

@Matt Mulvihill  I would simply tell her that the last time he tracked mud into the property and peed on the floor. 

Call that person again for a quote on the next property, I bet you will get a great response and attention to detail, because you have proven to the GC that you value their time and they will reciprocate.

Further, like @Adrian Fajardo mentioned, you will not be able to get a loan without a W2 job and less than 2 years of proven investing income.

After listening to the podcast and reading some articles I've started creating much better spreadsheets tracking my 3 rental properties.  

The problem with researching them is they make fake reviews and have fake testimonials, so it's hard to tell what is real or fake.I was just wondering if any of these systems are proven and actually work.
