I would like to renovate the building (there is currently no plumbing), install a bathroom/kitchenette, and prepare the space for rental; I estimate that I will spend about $15K but should receive about $1,000-$1,200/month in rent.2 Questions:1: The guest house structure was built in the 30's, as was the home, but the gues thouse was not permitted.

If the house is around 1,000 SF or more, you may be able simply move and add a couple of walls and plumbing to convert it.

I found out after I purchased this house that the pipes from the baseboard heating registers or the plumbing pipes, either one or both of these burst in March causing a lot of water damage to the house.

Second, since I actually do certain repairs myself, including electric and plumbing (minor repairs that I am well qualified but obviously not licensed to do), even with an LLC, I and anyone else will ALWAYS be personally liable for anything they do ourselves.

As dictated by existing locations of the plumbing vent and drains, as well as electrical receptacles for range, microwave, refrigerator, dishwasher/disposer, some things are going to go where they need to go.So here is one alternative from left to right.=============== LEFT WALLSINK 24" with cabinet - vent stack there, hot and cold supplies there.DISHWASHER 24" with counter top.RANGE 30" - range receptacle there, microwave receptacle up top.Cabinet 30" with counter top.1/2" boardRefrigerator 30"=============== RIGHT WALLThe only problem is there is no counter space on either sides of the sink.So here are some decisions I am trying to make.(1) Is having a dishwasher a necessity for a 1/1?
