We are still fairly new to this- we've had two turnovers- one was very easy (next tenants moved in the same day, we didn't even have a chance to shampoo carpets for them) and the second, well, due to smoking, cigarette burns in carpet, and cat pee, among other small damages and missing things, the total bill exceeds the security deposit and pet fee.

I recently had tenants move out and discovered evidence that they hid a pet in violation of the no pet policy. 

They have 2 young children, no pets, and are relocating.

Usually, people have a symptom or two, and if not knocked off their feet by it, don’t even register it as more than a minor annoyance, blaming “something they ate,†“didn’t get enough sleep,†“must caught a bug,†“something in the air,†“pollen, molds, pet dander,†or whatever else.

I also ask about the pet size limit since it seems most people have dogs to bring with.
