Do you plan on performing a sub 2?

I know for a fact that they are not accurate because I frequently check sales in my neighborhood against the online sites, and they are almost always way off.

I think it is important to specify which of the two types of notes you are looking for; Non-performing or Performing.  

For entities that exist to preserve the value and lifestyle of a community, HOA's don't seem to give a damn that investors are rescuing an often neglected home with a non-performing account, and turning them into a quality place to live with a HOA fee paying homeowner.Are others around the country seeing these outrageous fees, and is there anything that we can do to combat this?

My brother and I run a small performing 1st lien portfolio and are looking to broaden our contacts.

I am looking for websites that would give me accurate information.

My realtor says I am not and If we issue a notice to perform we will not collect the deposit which doesn't make sense to me.

@Kory Lutes  How will the property perform when it is 100% occupied by tenants?  

you need to get per approved by a top shelf lending company that the local realtors know performs then go shopping.

My team and I are having difficulty    getting accurate estimates.
