If you are financing the purchase, the lender will also provide protection, you will get an inspection done to protect you and so on.

Hey folks, looking to get a HELOC to finance a new construction project in Mexico.

They may need to pay their agent out of their own pocket and they may not have the money for that in addition to the down payment (buy-side commish is usually baked into the sales price and paid at closing from funds to the seller, so the buyer can roll it into their loan and finance it rather than paying out of pocket).

Commercial loans are typically shorter terms with a balloon payment at the end of the term and are more strict regarding the cash flow and investor/owner finances/assets. 

I've also seen more and more of my flip network trying to source deals directly via creative finance.
