The financing obstacles have to be priced into the pro-forma   but I generally find the pricing concessions I can achieve on these acquisitions due to lack of market interest far outweighs the financing obstacles. 

If you spent $1,000 on marketing, you do not get to choose whether or not to deduct it.

If you just want to market to Section 8 applicants, like Steve said above, most county Housing Authorities allow you to place a free ad with them which would obviously only be checked by those with Section 8.

There are markets in CA that can work and will require a different strategy than markets outside of CA like Reno, Nevada or the Midwest. 

I always find it interesting how markets can differ so much! 

Typical market markup on work orders is 5%.

Not easy to find a strong STR investment that cash flows down in our market with the low inventory and the number of competitive offers - Bravo!

Its such an untapped market.
