Also try real estate agents .Honestly raise your asking price , you can always go down 

I personally work in the Columbus, Oh market because my research lead to this market.Build a Local Team:Find reliable local professionals such as real estate agents, property managers, contractors, and attorneys who are familiar with the market.Network with local investors and attend real estate meetups to get referrals and build connections.Set Investment Criteria:Define your investment goals, such as cash flow, appreciation, or a balance of both.Determine your budget, financing options, and the type of properties you want to invest in (single-family homes, multi-family units, commercial properties, etc.).Financial Preparation:Secure financing or funding for your investment.

They are only concerned with current value of the asset on their books.They likely want to also see the full value so they can illustrate they are paying attention as a recordkeeper.

Shortly after I slowly took on a fulltime postion at a large real estate firm and helped build out their residential PM service since mine was owner operator properties only.

My personal goal is to generate as much cash flow as possible so I can reach FIRE status as soon as possible and then just invest in RE full time.

Officially, the buyer is the one enlisting the services of the buyer's agent and also the one compensating them (however this can be offset by the seller's offer of compensation).
