I've looked into tax liens, foreclosures, auctions but I wont have the capital to fund something for 100% of the home price. 

Keep hitting it hard and bank some funds so you can pick up some foreclosures in the next downturn.

Hi,This is the first property that I am analyzing for real and don't see how to do a Lien search.There is a very, very inexpensive foreclosure auction near a University in Northern California.

I've knocked on foreclosure doors, skip tracing vacants, direct mail, harassing no good wholesalers that have no clue what a deal is, spoke with many lenders to know what is available if needed, Whatever it takes.  

I can't speak for NJ, but in all of the deals I've bought or was in negotiations on, the bank/foreclosure company/investment company wouldn't agree to turning on the utilities (except for one deal, which allowed the local water turned on but no other utilities).
