Pre-foreclosure assignment of mortgages Payments Sale

Since in texas you have only 21 days to work on the house that is going off to auction. Is there any way where you can postpone the auction date to have enough time to work on the property? The strategy that I'm using is Assignment of mortgage payment and wrapping then owner financing the property to the end buyer.
