An eviction has a clearly defined legal definition: It is a civil judgement in favor of the landlord granting them possession of the dwelling due to a violation of the lease.

Things like 3x the monthly rental amount in income, a minimum creditscore (if you want that), no prior evictions, favorable prior landlord references, or whatever criteria you decide you want your applicants (and future tenants) to have.
