NY has laws that highly favor the tenant and in my area the taxes are high.

The math works out in favor of Condos and HOA almost every time.

The house is in an extremely favorable quiet neighborhood, near downtown, close to everything really.Do I find the number and call the property owner?

Most lenders won't finance an old manufactured home but our lender knows us and we put about 1/3 down, so they gave us really favorable rates.

An eviction has a clearly defined legal definition: It is a civil judgement in favor of the landlord granting them possession of the dwelling due to a violation of the lease. 

Things like 3x the monthly rental amount in income, a minimum creditscore (if you want that), no prior evictions, favorable prior landlord references, or whatever criteria you decide you want your applicants (and future tenants) to have.  

We try to "compound" our buffer to recessionary forces by focusing on neglected properties in small tertiary markets with favorable supply/demand.

Be prepared for the benefit of the doubt to always be given to the tenant and to have to go the extra mile as a landlord/owner to get things in your favor.
