So, I would look for 100% shops or boutique brokerages that may charge a low flat fee to hang your license there.You will need to have E&O insurance (sometimes the Broker provides) for deals you do outside of your own.It will also cost you to join the MLS and obtain a lock box key for entry into homes.You just need to determine whether the expense of obtaining and maintaining is worth the savings you will receive from commissions on your deals.

I agree NYC can be a difficult market to invest in because of the capital required.You may need to look upstate NY, PA, NJ, CT, MA if you are looking to invest nearby with a lower entry point.Are you attending any of the real estate networking events in NYC?

So he was able to utilize a low cost of entry (cheap purchase price) and leverage someone else's time repairing the junk for free, to live pretty well - whereas I had to buy a good weedeater because I didn't have anyone to repair my junk, and I didn't want to spend all my time repairing junk weedeaters.

As of now I’ve been more focussed on entry strategies, vendor networking and retail sales than wholesale/wholetail exits, so it’s time to shift attention a little.
