I've been learning as much as I can about this and been a little surprised by what different projects require up front.Hey there - As a builder who puts quite a few of these together, I can tell you that from my experience, there are usually one of two things driving the cash needed up front.

Chances are if it made it to the courthouse steps its not a great deal, the competition will be tough, you don't know who you are bidding against (is it the lender trying to drive the price up), and they usually require all cash.Banks can be a good place.

I say this because you can get much more done that way than just trying to block off time to read a book, which is more time-consuming and audio is something that you can do passively, while driving and working out, or whatever.
