The few individuals who have been successful completing a transaction with none of their own capital invested usually fall under one of the following scenarios:1- They structured the transaction "so it appeared" as if they did make an investment of capital "mortgage fraud"2- They either assumed or purchased subject to an existing mortgage, with the seller taking back an owner financed second lien for his equity3- They have fantastic credit/track record/relationship with an existing lender and were able to convince that lender to fund without a capital contribution from them4- They syndicated the property to passive investors and received a "promote" interest or putting the deal together5- They used other real estate they owned as additional collateralBy far the most productive path to follow to obtain property ownership with "nothing down" is a property with the following characteristics1- highly motivated seller2- property is not in demand because of one or more of the following  A- low cash low  B - undesirable location  C- in disrepair3- An existing mortgage for a high percentage of the property's valueNote: once the property acquired you still have need for liquid funds for working capital, repairs, maintenance, vacancy contingencies, etc.
