Ask the landlord if you can give estoppel letters to the tenants and then you'll at least know what the tenants think their lease is.

When I did hire a lawyer due to a tenant problem they had me send two of the exact same letters, one by regular mail, and one return receipt where you get that green card back.

My current plan is to draft an acceptance letter they must both sign with dollar value agreement for each to cover; however, her attorney notes that likely given DVPO, he forfeits that amount.
