My property management agreement doesn't currently include any provision about disaster management and compensation for additional time and resources dedicated to resolving large problems like this. 

The AirDNA won't be needed, but can be as compensating factor.The rates do tend to run about a point higher than others, but you are paying for the flexibility that few will offer. 

If the PM, design, and finances are split 50/50 and the realtor is bringing added time related and expertise on the sale, then maybe they should get separately compensated for it. 

You can either become a broker or hire a broker of record who you'll have to compensate pretty well because in reality they will bear most of the legal risk for the company.

Anything that has come out of your pocket, in my opinion, is only fair to have them compensate.

Pretty easy.When a guest is egregiously filthy, you can charge them for the extra cleaning required and use that to ensure your cleaner is compensated.

How they'll be compensated by being added on the LLC is also up to you.
