The GA REIA has a free monthly meeting in College Park, GA that is a good place to learn and network.

I have been into the construction since I was 17 including those college years.  

Concentrated on interior architecture and communications arts/design in college and have an interest in investing and building equity through wholesaling then I plan to invest in flips, buy & hold and timeshares.

With the thought of the 3 weddings, 3 colleges, 8 cars, and lots of guns I will need to pay for in the near future.

I've been especially intrigued with the idea of buying and renting in college towns in the tri-state area.  

If loan is called due, then I do not have sufficient capital to cover the difference nor can I refinance due to my current lack of income as a college student. 

In state 4 plex: ~400k, 2.5 hours drive from home, ~25% CoCROI, well within MAO (GYR*7 +- 10%), 50 years old, all units renovated, good neighborhood, all units vacant right now.Out of state 2 6plexes: ~1.4M, in MO so very far off from where I live, ~30% CoCROI, doesn't really work with MAO but can probably be negotiated, the property is about 100 years old but is in good condition, college neighborhood, all units occupied.I'd love any thoughts and comments.
