The time and effort is hardly worth any additional fees collected

The work still isn't done yet but I am proud to say that through our systematic efforts the market rate for 1 bedroom apartments in this neighborhood is now $595 per month.

As for the profitability of it, the profitability is there, but at the end of the day it comes down to how much effort you are paying someone or doing yourself to get the home ready for guests.

“If you move out by Friday, I will give you $500 cash for your efforts.”

Most are likely too lazy to be consistently at work at any predetermined time of day....9 to 5  is far too restrictive.There are too many more reliable tenants out there to bother wasting time and effort or taking the risk on anyone that is not employed.

This situation also demonstrates how all parties were forced to abandon their productive efforts (seeking new business ) as they were forced to devote their time into the non-productive time spending in defending their position from the accusations of the aggrieved owner of a defective property.....

I've been reading the forums for a while and listening to all the podcasts and this is one of the most generous, caring, informative and genuine communities I've ever seen.

A judge will want to see that you have made a diligent effort to find a new tenant.  

That being said, sometimes tenants just move out regardless of the diligent efforts of the managing agent.
