Talk about why you are flipping, that you understand that inspections are not a way to get back money, but a way to protect yourself, and why you like their home to flip (I know you put a lot of love into it over the years, we are just looking to take your foundation and build on it).

@Brian Gerlach That makes a lot of sense, would I be right in thinking that I should get ones that are within the target market to help set a foundation in the area or is it more prudent to stay local for this portion?

If occupied fully it's bad form to disturb tenants unless you are ready to pull the trigger and there will have to be something big like a foundation for you not to offer.
