In addition, there was a hamster/rodent box in the garage (We have a no animal/pet clause), she had sealed up the vent opening under the side garage door that is there to prevent carbon monoxide poisoning from the gas water heater/gas heater/blower and the gas dryer that all reside in the garage and the last thing is she had put cardboard covering in the garage door windows and the side garage window to the block sun from coming in.I am told the gentleman that is staying in the garage is the boyfriend of one of the daughters that is a tenant. 

Then to stop the parents from being residents, I would tell them to stay in a hotel and give you a receipt that they paid for a hotel every 25 days, and to get a PO box for their mail, none going to the house.

Anyone thinking outside the box in this hot market?

Sure if it’s a small garage or box house I’m sure it’s fairly easy to copy and use but if you have a new “development” the guy would need to steal your plans and make sure it works on his dirt...

I think the folks who have markets/tenants where they can set up an automatic ACH are very fortunate and I am jealous...my market/tenants don't even have bank accounts, so it's usually a money order sent through the mail to my PO box.

The fridge probably just needs a good cleaning and put a couple boxes of arm and hammer in their.

I am the worlds worst on how to run computers and such I just learned how to cut and paste a few years ago.. but I know a few things on BP if you want to respond and quote  up on the right there is a tab you hit it and it will say quote  or report ( that's for bad actors who have done something naughty and you want to turn them into the mods) but if you hit quote then you will automatically tag the other person.and or I think its @? 

Does your mark a call for it to be completely renovated with granite countertops or are you in a area where from make a countertops and big box store cabinets are the norm.

The generic term is apparently "packaged terminal air conditioner".If that's what it is, you can clean the condenser a little more thoroughly if you want to, because you can slide the "guts" into the room and out of the sheet metal "box".
