They make sure that comps will support the current price.Appraisers also have access to MLS just like realtors, I wanted to point out as from your post it appears that they don't.Last word on this topic, appraisers are experts of estimating value, having said that you asked for "COMPS" analyzing therefore I picked realtors.Hope it helps.James
