These vary widely between sponsors and deals, but this is what I see as an average. 

The lot is "Flag Shaped" meaning that this rectangle of grass is connected to the main street by a thin driveway that's about 25 feet wide (ie. we have 25 feet of frontage with the main street).

If you are wide open to jobs and opportunities, I would get a house and you can start earning money and equity right now.  

so to get rid of the MH's I was willing to give them away.. it appeared that you could haul the junkers on the road.. and there were other park owners who were willing to come in and take that junk off my hands.. just not anything I wanted to deal with 25 YO single wides that  well you know lets just say they don't look so hot. and the tenant base is a tad sketchy   so bottom line I think it will be easier out that way than on the west coast and you could pick those old dogs up for free or 1 to 5k each

So now we have a wide spectrum of options and we know the right decision will be somewhere in the middle.One end of the spectrum is to not refinance at all This option would obviously create the most monthly cash flow, but we have financed this project using a HELOC on our personal home so we would prefer moving that debt to the subject property.

The photos are high quality I believe, although taken from a cell phone, the lighting, angles, and clarity is good.

It is important to have your eyes wide open that any kind of investing, not just real estate is not entirely safe. 

The direction and angles at which it is laid can make spaces feel larger or smaller, so strategize before you lay it.10.
