Well, history shows what happened both in terms of marginal tenants ultimately getting hurt (as did many landlords) and the Supreme Court ruling the Eviction Moratorium as unconstitutional.I see the whole idea of rent control, which is just another form of government invasion for political hopes, being bad for everyone. 

The listing price, along with prop taxes and interest, were making this property's PITI payment to be well over 3 grand.

We are receiving quarterly distributions as promised and things are going very well.

A lot of sellers who offer this kind of deal know full well that the tenant is VERY unlikely to correct their situation and be able to get a loan to close the deal even 2 years later.

Have you done you own personal assessment as well?  

I am mainly looking for single-family homes, but I am open to other options as well. 

I see that they charge a fee and you have to upload a lot of info about the property as well as personal financial info.
