In the end a place can only sustainably grow RE prices if there is a pick up in local economic activity, via setup of new businesses leading to rapid and sustained job creation or if there if it is turning out to be an attraction as a retirement town.

I know Kennebec is on the high end for premiums but the rapid increase seems exorbitant.

You also could try hiring an attorney to write a letter for you with the understanding that a well-written letter on law firm letterhead that cites laws you believe he broke may scare him more and carry more weight than an angry letter from you to try to deter a lawsuit.

How rapid do you want to expand?  

I do know a few people who are heavy weights in the city.

Third Ward area and Midtown, located close to U of H is seeing the most rapid appreciation at the moment, with many homes gaining $100k-$200k in value over the last 3 years.

Charlotte is expanding rapidly, with home values appreciating rapidly.

I've been scouring the forums, but many of the posts are out of date and the responsive realtors have no recent posts (which seems a little odd) or are self recommending.While I'm not against self recommendation, it seems like an honest referral carries a little more weight.
