We are no longer having to float the mortgage and utilities at this point, and won't have to for awhile.

Any NH specific recommendations for: timber companies or mills, creating roads, connecting utilities, surveying and marking land boundaries?

I would love to get the time back though.For example, I have logins to 2 banks, plus 6 property management companies that often utilize temporary one-time passwords that are sent by text upon logging in. 

Or, as many of my longer term tenants have found out, they are spending way less than the neighbors on utilities. 

So yes if you manage yourself they can make a bit more but you are also laying for utilities, furnishings and any time a sofa is broken or a TV is stolen you have to replace it and is a sunk cost. 

Shouldn't have any utility expense.

Everything got water on- drywall, carpet etc, utility room, everything.
