Look at legit comps not the stuff next to the main hospital where the whole neighborhood has been upgraded. 

If you are upgrading to a bigger house of better house, you will likely lose all of your profit on your sale by bidding on your new home.

With a rental, you can do a few things you cannot do as a lender such as utilize leverage and strategically add value through smart acquisition and property upgrades.
