If you don't want to buy used appliances, I've found the sears outlets in north olmstead and willoughby to have good deals on new appliances with 12months same as cash financing.

I would instead save that extra cash every month for 1) cash reserves (over-leveraging is the "unexpected" demise of most real estate investors) and 2) to save for a down payment and upgrades for your next investment property.
