You are still going to need some money out of your own pocket or that of your partner to get it all done.My first couple of deals I charged up credit cards and cards of my sister to get the rehab done.

Best to get the dirty tenants out, but for the good ones a small Christmas present or birthday card with movie tickets goes a long way!
