I like the aspect of not having to go get proper mortgages all the time, the closing costs are much reduced from traditional mortgages.  

Some new agents opt to sit with a traditional Brokerage in lieu of this that way they can have more direct hand-holding and oversight which is important when you're starting out. 

Have you thought starting with a house hack then going into a traditional investment play?

Cold calling/call centers/ paid leads was something we did a lot of and it worked well enough as one lead source among many, but we found in order to scale efficiently past a certain level it was important to focus more on generating inbound leads as much as possible which we did through consistently asking for referrals, brand building, web presence/ SEO/ content, email marketing, advertising both online and off, media coverage, social media, events/shows/speaking engagements, traditional/ offline networking, direct mail, etc.

If it’s a full gut, then it would behoove you to do a traditional forced air system. 

However starting off with individual properties sounds fun. mud also like to ensure my kids and grandkids have something to give them a leg up when I depart this realm.

I would probably do an old school camera with a traditional monitor because as tenants leave you have to ensure they give you or reset the password if you have an internet based system.
