2) what percentage of the buildout has been completed.3) does it qualify for an occupancy/fire permit (if needed) right now, if not what's the minum required to get this.4) Does she have signage up yet (a banner--anything).5) does she have the equipment needed to do the work--(owns it, or leasing it or making payments on it).6) is there a shower and toilet in the building (meaning can she move in and sleep there to save money)?

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

I got my real estate license so I can send offers whenever without having to bother anyone and save on commission when listing.Obviously people will have a little shock when you come in a decent amount off asking but do you try to justify it to them and maybe plant a seed or just send send send til one pans out?

Someone that can afford 10 STRs doesn’t have the time to deal with toilets because they’re usually busy doing whatever it is that makes enough money to buy the STRs.
