No one ever achieves the advertised NOI, unless it's an absolute NNN lease or what they call a ground lease. 

Now, however, we no longer need that much space.

With that said, the inspector had no issue with there being a 3rd unit.

You can probably get a line of credit for your business and use that if you don't want to front the costs.

No negotiation.

I suspect there’s also a correlation between the lower eviction rate operators and longevity of operation, longevity of leases, reduced management/operational costs & greater appreciation.  

The bank is requiring a private road agreement and there is no such agreement in place as of right now.

I said no and asked them how long they would need and they said six months to figure things out and then move.At this point, they are planning to move in March 2025.I want to fix/rehab this property and sell it ASAP.

After Operating Expenses are deducted, we're looking at about $13K in NOI.Purchased for cash at the full asking price of $244,900, and assuming NO CapEx or renovations, that's about a 5.3% Cash-on-Cash return.What am I missing?
