You generally won't achieve 2% on houses north of $50,000 except in some war zones and distressed regions.50% guide simply states that 50% of your gross rents will go to expenses over the life of the rental, of the remaining 50% take out debt service then you have your income.Rent $1600, means $800 a month will be eaten up in expenses, capital, maintenance, insurance, legal, accounting, utilities etc.If the area isn't too bad (no bars over windows, you feel safe walking there) it seems pretty decent to me, then again I am comparing that to whatever you can get in SoCal right now.Andrew

The management style, or lack thereof, by the previous owner is why I got the building at the price that I paid, but this is not the point.When my attorney filed, the clerk took one look at the name on the paperwork and smirked – this name shows up in eviction papers every other month…I knew that she is a pro from day one.

Student accommodation can be a lot of hassle to manage though so look for a good specialist management company, you will lose a percentage of the yield but it will be easier and more professional for you and of course the management company will help with finding the student tenants, year on year so you should be able to achieve good occupancy.

William,if your goal is to buy an investment property there are other ways to acquire investment properties and get a much better rate with a lot less money out of pocket, if you are buying an owner occupied home and your debt to income ratio is too high currently there are creative ways to acquire a home with a good rate with very little down while you work to get your debt ratio down.there are several other questions to be answered to help you achieve your goal.Marv Rousselow

I get that.How ever, is it the BPO that is set so wrong, is it the "Auction style/Best offer" system that doesn't work very well, or is it just plain stupidity of banks and asset managers that cause so many of the properties to be sold at "lowest possible price".
