Most are pretty similar, they are a good introduction if you are totally new to notes, get you familiar with the concepts, the terminology.

Have you looked at other potential investments that are paying similar returns?

I think the market rents and ease of renting are very similar.

While investors have the risk of losing their investment, it is similar to choosing any other type of alternative investment where your own due diligence in the deal and GPs will guide you through your risk of investment, as suggested by @Ken Breeze.As a GP, you are responsible to make the deal work and generate a profit.

I have eerily similar numbers and situation on a flip just this week but I prefer to require conventional mortgPersonally I can do better ROI on 160k than renting for $1600/moBest of luck with yours
