I would expect a big property management company to get a discounted rate with various contractors or maintenance people... charging you a "consumer" rate or slightly below it while they only pay the discounted rate is how they make their money. 

The site asks for my budget but I don't know if this is a flat fee or an hourly fee?

I like the cap rates and it's very attractive. 

I had two people come after who both hated the smell and I gave them full refunds and let them stay there so it didn't kill my ratings I had - it's very much so a business of customer service.

The carrier will still charge you a rate, but you’re still invested.
