In California the only thing a title company ever asked me for was a certification of trust to be completed by the trustee of record, pretty sure they aren't legally entitled to a copy of the trust.

All I'm saying is that based on speaking with those attorneys, these types of JV deals are best done with friends/family who aren't likely to sue you if something goes wrong and you lose money in the deal.
