They read the books, go to the REIA meetings, post on the forums, etc -- all the stuff that leads up to the part where failure is possible, but not actually taking that risky step.Now, those people who I've known to succeed (in real estate or any major endeavor, for that matter) are those who were taught a different philosophy growing up -- they were taught, "Failure is just one step on the road to success.

james, let me know if the one buyer for your open house works out...i've never had a qualified buyer come thru those things..they always say they want to buy it, and after meeting with my banker, he'll call me and say it's a no go....hopefully your experience is different, but i definitely encourage you to put it on the MLS..if nothing else, just pay the flat fee which is just a few hundred bucks...you're missing out on potential buyers today already!

A friend of mine invests in the metro area of Detroit and his philosophy is: A lot of families are getting foreclosed on, they need a place to live and a lot of them do not want to live in an apartment so they rent houses!
