u just gotta get into your first one and then from there other opportunities will open up  I live in st louis and bought a beach short term rental in destin Fl that was expensive  but it took me 13 years of navigating and building and learning to get there  time is wither working for you or against u  there is no standing still  but it doesnt happen overnightIf you dont find someone to help u.

I used to go to Vero Beach every year for winter.  

I am going to start flipping properties as my primary income and I need to build a business plan.My target market is the Myrtle Beach, SC area.Any feedback on your preferred hard money lenders, unforeseen pitfalls in the process, typical days from purchase close to the close of the sale after rehab would be greatly appreciated.

Currently looking at Culver city, El Segundo, Santa Monica, Manhattan beach, Hermosa beach, Torrance and Sherman oaks.

Fully paid off which i am looking to do something with soon.I manage 10M in commercial property for my father. ( 15 unit motel, duplex, and 11 unit NNN with 90% national tenants)We recently purchased the NNN after i rehabbed a motel in Myrtle beach and flipped it for 2M within the last 5 years.I am looking to become a MLO to finance some deals and understand the mortgage industry as a whole much better.I am not affiliated with any brokerages.
