Remember your VA loan goes up to $450k i think so you still have $240K of it you can leverage to purchase a duplex etc.  3 rooms, with half the garage turned into an office/small room.

Mobile home park $1,750,000131 lots 86 occupies units: 1 sales office at 3718 Maple Grove Drive, 1 storage unit (converted home), 60 lot rental only homes, 2 park owned homes that are being rented, 15 park owned homes that have been seller-financed to qualified buyers and are owner-occupied and 4 park owned homes that are under renovation and getting ready to be sold or rented.* 45 vacant lots which have all dedicated utilities in place and are ready for homes to be placed on the lot.Tenants pay water & utilities & for yard maintenance.

Any tips, advice would be appreciated so I can capitalize on my hard work thus far. 

However, do bear in mind that houses that are selling for 10-15K over asking price are being sold to RETAIL buyers from sellers who could afford to spend the time and money to get the house in tip-top shape to sell and who have the luxury of waiting for the sale to close.
