I don't know if I would take them off the list...Case in point, wrote a contract this week on a piece of land that I had numerous calls and contacts with... and I had written at least 3 prior offers on over the last 18 months... seller responded to a new piece of direct mail I sent in the last 30 days.Glad I didn't take them off my list.

there are 12 states were if your in the business of lending money on one to four units you need a licenseoff the top of my headOR CA NV AZ MN one of the Dakotas TN possibly GA Mindy if your thinking Denver just google hard money lenders there and see if they have an NMLS number at the bottom of their web page if they do probably need a licesnse if they don't probably don'talso most states have a carve out for private individuals that allow 2 to 7 a year... but no advertising etc.Also some you can't charge points.And for sure you can have a company broker your funds.. that's what most HML do and its what the crowd funders all do.
