Hello All - I'm an architect in Austin, TX working on raising capital to fund construction on a mixed-use project my office is developing/ designing/ building, and I'd greatly appreciate input on effectively raising capital for a deal like this.  

There are several investors in OKC working on projects in Shawnee as well as new developments in the city.

Also, I fully understand that you can't possibly explain in one post how it all works, nor should you even if you could, but more interested in the path to develop the vision to be able to spot and execute on such things ...

What tools do you believe are "must haves" versus "nice to have "?

And yes thankfully I found a guru who was nice enough to show me the ropes.

He's a nice guy and was recommended to me by my good friend who is a hard working real estate agent :) I trust my real estate agent.
