The process can be lengthy and complex.

Most of my monthly expenditures auto process around the tenth of the month so I have to keep twice the normal capital in there to ensure my expenditures don't process prior to the rent payments.

(Note - No tenants will be sucessful moving with only 30 days notice in this market. 

My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight.
